Clients requirements:

Our clients approached us regarding building an annexe at their property for their retired parents who wished to relocate to Cornwall from Yorkshire. The main objective being to enjoy an improved lifestyle in the South West, release capital to enjoy through retirement and plan for the future where more support might be needed, by living independently but close to family.

The site, although undoubtedly enjoying excellent views across the valley, sat quite some way up a steep terraced garden alongside the main ‘end-of-terrace’ cottage the middle generation own.

Situated curiously on what was formerly a garden ‘boules court’, the envisaged annexe would enjoy commanding views whilst having its own part of the garden, ideal for the senior members of the family to enjoy and site a little shed/workshop to ‘potter’ in.

The brief was for a simple, unfussy, stylish contemporary annexe, incorporating cedar cladding and EPDM flat roof to give a crisp, modern appearance with low running costs and minimal maintenance requirements.


Our Approach:

We worked with our clients, on a ‘from first sketch to receiving your keys’ basis carrying out all areas of design, obtaining planning consent, construction, connection of services and building regulation compliance.

The position of the site meant that our architectural team and structural engineer needed to design a retaining wall and foundations to suit the moderately challenging site topography. The annexe design took inspiration from our ‘classic’ ‘inset-front’ ModBox appearance with an open-plan living, dining and kitchen area, ample size shower-room and bedroom.

The construction team then completed the foundations and retaining wall to allow for the building of the new garden annexe, the overall project being completed to a high standard and certified to Full Building Regulation specification.

The ‘Shed’ as the annexe is affectionately known, has transformed the lives of the senior members of the family, allowing them time to really enjoy retirement and have the opportunity to travel and enjoy their hobbies; all without the responsibility of main property ownership. It has also planned for the future where, in time, help from the younger generation may be needed.
Our clients have been very accommodating with viewings of their lovely ModBox annexe, and are justifiably proud of their mini-home with beautiful valley views.
