The owner of ‘Longstone View’, St. Mabyn was introduced to us as a property investor wishing to take his former petrol garage site – with older planning consent – through to fruition as a residential development in North Cornwall.

The brief was to obtain a ‘certificate of lawfulness’ against the earlier consent, as the site had laid idle for some years, and then build out to an appropriate upper mid-range spec. in order to maximise end profits.

A complete project management service was commissioned in order to minimise the burden of responsibility on the site owner due to his many other commitments and interests.

our approach

ModBox Developments took on not only the role of Project Managers but also Planning Agents in acting for our client to first obtain a fresh ‘certificate of lawfulness’, and then revise the original planning consent to improve site ‘mix’ to ten residential units and, in turn, maximise on site yield.

Our team handled all aspects of the tendering process, planning consents, S106 arrangements, developed the final specification of the end-units, connection of services, right through to the preparation and overseeing of the Show Home interior design.

In addition, we are liaising with the local estate agent to help steer the promotion and sale of the finished properties; all as if it were our very own site…

The site is now completed and all properties sold.
