Our clients approached us having bought a development site in Lyme Regis, on the Devon-Dorset border to build six modern apartments and a two-bedroom contemporary ‘reverse-living’ cottage. As an investment project, the finished properties needed to be completed within a set time, cost & quality whilst being demonstrably energy efficient. To achieve our clients’ expected return on investment, the specification of the finished product required careful tailoring to meet the expectations of the local market – the Lyme Regis area being known as ‘The Pearl of Dorset’.
The position of the site, adjacent to a rather steep slope, required a long structurally engineered retaining wall be designed and built. Also, due to the plot being situated on land with a high sand content – evidence of the area being situated on an ancient beach – meant that the foundations involved piling into the land, the approach for which required specialist design and certification by our structural engineer.
Our construction team are currently working hard on this site to ensure that we deliver the development to our clients’ expectations.
Our client has, to date, sold four apartments & the cottage ‘off-plan’ for higher prices than first expected. We have also been able to incorporate a number of individual purchasers’ changes and inclusions, due to this desirable site enjoying early sales.
We currently either project manage or perform the role of main contractor for three sites within this particular client’s extensive development portfolio.
