Client Requirements
Our clients approached ModBox to design and build a garden annexe at their delightful cottage just outside Truro for their elderly parents’ use. The objective being for them to be closer to family and enjoy at close quarters the rich, sun-trap garden.
The brief was to design an entirely ‘open-plan’; ModBox studio annexe which would blend in neatly with their property and garden – in particular the impressive green-house of the keen owner-gardener/chef.

Our Approach
Having spent time with our clients to fully understand their needs for the new building, our architectural team designed a garden annexe specifically to be sympathetic to the surroundings.
After a number of adjustments to get it just right, we took care of all the architectural drawings, applications and ensured the finished annexe met building regulations. Upon receipt of the appropriate planning permission, we took care of all ground-works, construction of the new annexe and installation of services.

The finished garden annexe has accomplished exactly what our clients were looking for; a tasteful open-plan living space that compliments the main residence and garden. Looking long-term the annexe has added space, desirability and value to the overall property whilst ensuring our clients’ parents can enjoy support in close proximity to their family. Our clients have been very accommodating with viewings of their lovely ModBox annexe, and are justifiably proud of having a mini-home in the setting of their attractive, productive garden.
